What to know about foundation repair in Georgetown
Most foundation trouble in Central Texas traces back to the soil. These notes cover why foundations move, what the warning signs are, what repairs cost according to local contractors, and what to ask before you sign.
Why foundations move here
Central Texas has expansive clay soil. When clay absorbs water it swells, and when drought dries it out it shrinks, so the ground under a home rises and falls with the weather. Slab foundations are rigid and can crack and heave as the soil moves; pier and beam foundations flex more but are prone to moisture damage and decay in the same conditions (Dura Pier, Anchor Foundation Repair).
Warning signs
- Doors and windows that stick or no longer latch.
- Cracks: diagonal cracks near door and window frames, stair-step cracks in brick, or cracks in the slab.
- Floors that slope or feel uneven, and gaps between walls and ceiling or trim.
- Water that pools near the base of the house after rain.
Several of these can also come from normal settling or other causes. Hairline cosmetic cracks are common; cracks that widen, or several signs together, are worth an inspection (Level Up Construction).
What does foundation repair cost?
Prices vary a lot by contractor, home and method. One Georgetown-area contractor's published ranges put a professional inspection at about $200 to $500, minor crack repair at $500 to $1,500, and drainage fixes such as French drains or regrading at $1,500 to $5,000. The same source says most Georgetown slab repairs needing 8 to 18 piers fall between $4,500 and $12,000, and that extensive structural work can reach $20,000 to $30,000 or more (Round Rock Foundation Repair Group). Another page from the same company puts a full pier job on a typical Georgetown home at $15,000 to $25,000 (Round Rock Foundation Repair Group). Those figures overlap and conflict, which is itself a reason to get more than one written quote.
Questions to ask before you sign
- Is the diagnosis independent? Consider an inspection or engineer's report from someone who is not the company selling the repair.
- What exactly is being done? Ask how many piers, where they go, and how the home will be leveled.
- Is drainage addressed? Water management around the house is often part of keeping the soil moisture steady.
- What is warranted, and is it transferable? Get the warranty terms in writing.
- Written quotes. Get two or three that state the scope, materials and what is included.
